A Little About Cypress Forest

When we have inner peace, we can be at peace with those around us. When our community is in a state of peace, it can share that peace with neighboring communities.

– Dorothy Day

145 Homesites (148 Lots)

Incorporating approximately 53 total acres and bordering on 3 other communities with over 900 total homes.  Cypress Forest is known for many things; among them the low tax rates.  Taxing authorities include Klein ISD, Harris County WCID #110, Harris County and ESD #7 and #11.  The area is served by Cypress Creek EMS, Harris County Precinct 4 Constables, and Spring Fire Department (a paid, full-time department).  The community includes Lemm Elementary and School in the Pines (a private childcare); both located on Joanleigh.

Consistently Appreciating Values

With houses ranging in value from the $300s to the $560s, Cypress Forest has many options for the new home buyer and the seasoned one alike.  Per HCAD, the average appraised market value for all properties was $125.93 /sq. ft. (2024) – an increase of 26% over the past two years.  This is partially due the commercial development and residential expansion in the area.  ExxonMobil, HP and many other multi-national, Fortune 500 entities have recently moved to the area.  With much new road construction and improvements, Cypress Forest has never been more accessible to the world than now.

HOA Professionally Managed

While the board stays very involved with day-to-day activities of the association and are all active in community events, Cypress Forest also has the assistance of a professional management company to consult and ensure the highest level of customer service.  Residents are welcome to contact board members directly, but also are encouraged to reach out the property manager for our community as this manager often has vast resources exceeding those of the board members.  The HOA normally meets quarterly with the management company and these meetings are open to the members of the community.

Neighbors Love Cypress Forest

It may be the amenities, it may be the home values, or it may the accessibility, but it seems the residents of Cypress Forest love our community.  Cypress Forest enjoys very low turnover and only a few homes are listed for sale each year.   Many in our community have been here since the inception in the 1990’s.  It seems those who live in Cypress Forest absolutely love the community and it shows.

History of Cypress Forest

Cypress Forest, a community located in north Harris County, was mostly developed by Hendricks Interest (formerly Cypress Creek Townhomes) in the 1990s.  The 2500 sq. ft. and larger homes were primarily built by Ryland Homes and Ashton Woods Homes and at the conclusion of 1995, approximately 110 of the 148 lots were finished.  In addition, a custom home builder completed the large homesteads in Kotar Court; also part of the Cypress Forest community.  In the early 2000’s, Imperial Homes was contracted to build out a significant portion of the remaining lots.  Approximately 30 homes were completed by Imperial Homes from the period 2002-2004.  Since that time, a handful of custom homes has been added to the remaining lots and the new homes on Chisos Trail were annexed into the community.  In 2007, with the donation of Hendricks Interest and with considerable investment from WCID #110 (MUD district), the nearly 80 acres of lakes and walking trails were opened just south of the community.  Since the 90’s the commercial district of area has seen explosive growth and there are hundreds of shops, restaurants and specialty stores within just a few miles of the community.    The community is managed by a HOA consisting of five volunteer board members (all owning property and residing within Cypress Forest).  While the history is clear, we hope that you each will help write a bright future for Cypress Forest and are glad you are here.

Scott Hubert

President

Having lived in Enchanted Oaks since 1991 it was only natural that Scott and his wife of 20 years looked for a new residence within Cypress Forest when seeking a new home in 2003.   He has been part of the board since 2005 and hopes to serve the neighbors of Cypress Forest for much longer.  Scott and his wife have two young children and two yappy dachshunds.  Scott is always up for a great conversation – especially if it involves the topic of cars or food!

My name is E. J. (Pat) Barbier, my wife Kandy and I moved into Cypress Wood in September of 1992.  We have one son, he and his wife have two children, they live in Cinco Ranch Katy TX.  Kandy and I enjoy working in our yard and spending time with our grandchildren and family.  We take full advantage of the walking trails in the park you really can’t beat it.  We are active members of The Woodlands First Baptist Church, I sing in the choir and Kandy works with the missions group.  We have really  enjoyed the last 24 years in this subdivision.  There are seven homes in our little cul-de-sac we all moved in about the same time and only one family has moved out.  That says a lot about the area and the people here.

Karl Wolff

Secretary

My name is Karl Wolff, and I look forward to being an active member of the Cypress Forest HOA.  My wife Regina and I were fortunate enough to have bought our home here in 2009 after suffering two floods in our old home with Tropical Storm Allison and Hurricane Ike.  Moving here has been very satisfying; the neighborhood is beautiful, and the neighbors always have a smile or a wave to share.  It is very gratifying to be able to walk the neighborhood safely, meet new people and see so many others doing the same.  My wife and I are both native Houstonians, born and raised in the north side of Houston and have been married for 50 years.  We are now retired, Regina having worked raising our three beautiful daughters at home, then at a doctor’s office for 10 years: I as a manager in the natural gas pipeline industry, participating in the Engineering and Construction of Natural Gas Pipelines for 42 years.  Since retirement, we have been very active in our church and can spend more time with our children and grandchildren.  Life is good, and we are very blessed.  I appreciate the opportunity to contribute to the workings of the HOA and assist in preserving our community as a safe and beautiful place to live.
